WE’VE all heard of condominiums, and villas. Cross the two and you get the best of both worlds – a condovilla. It’s a condo minus the awkward and restricting structure of a medium or high rise building and a villa with homier or vacation – like feel together with all the rights of a condominium owner.

This was what I discovered in my trip to Moalboal in southwest Cebu to help resort owner with his website.

One of the owners, Albert Malig-on, said the condovilla was the only one of it’s kind in Moalboal and perhaps in Cebu.

Malig-on had been toying with the concept a year ago of annexing a spa to a resort he owned in Panagsama Beach. The concept, however, evolved into something different and even better.

It all started with Fames Villa Resort, a tropically – themed two storey structure with a swimming pool by the beach. Following its success, the owners, Malig-on and his partners, decided to use 9,000 or so square-meter lot across the resort. At first they planned to use it as a spa but then Malig-on, who was then making his thesis for his Masters in Business Administration, tweaked the concept until he ended up with the condovilla idea.

Malig-on said the condovilla would offer something unique to Moalboal and yield highest returns to its owners and buyers. The concept gave birth to Flamingo Villa Resort and Development Inc. located in Panagsama Beach, Moalboal.

HOW TO GET TO MOALBOAL

Flamingo Villa Resort has eight duplex houses with 16 condovilla units. These villas have their own balconies with a view of the large swimming pool in the center. Each unit has 100 square meters of floor area with two bedrooms. These are all equipped with hot and cold shower, WIFI Internet access, and satellite cable TVs. The condovilla units stand on a 1380 square-meter lot, which leaves enough room for a garden.

Service vehicles are available at an affordable rate for unit owners or visiting guests to go to Cebu City anytime.

These units are for sale to investors at P3.5 million per unit. The eventual investor/owner may opt to use their unit all year round or choose to have this rented out when they are not around, sharing the income with Flamingo will manage the villas as it would a resort.

Unlike most villas or condotels though, there is no limit to the number of days that the owner may use their units, as long as the administrator is informed a year ahead of the schedule of use.

The villas are to be rented out at 4,000 per day or 45,000 per month. At this rate, Mr. Malig-on estimates a pay back period of between six to less than ten years.

Construction is still on-going and only one duplex has been completed. Half of the duplexes have already been sold. This is impressive considering no active marketing effort has yet been implemented. So far, Europeans and Chinese have been the most enthusiastic investors.
